Dear
Belvedere Property Owners,
Belvedere on Hamilton Pool Road will be hosting the
Ultimate Hill Country Home Event on Sept 26, 27 &
28 and Oct 3, 4 & 5.
For the 2 week event including Thursdays we will need
to put the following items in place:
ONE WAY TRAFFIC
In order to create a safe environment for pedestrian
traffic, we will be turning Flagler Drive in front
of 17837 and 17813 into one-way traffic. Visitors
will be parking in lot across the street so this will
help minimize vehicle traffic for pedestrian that
will be crossing the road to the homes. From Flagler
Drive east of the mailboxes to 17837 Flagler Drive,
no thru traffic will be allowed. To exit all traffic
will be directed (Exit Signs) down Flagler Drive past
Lynchburg Drive to Bellancia Drive, down Bellancia
to Flagler Drive west of the Amenity Center (Section
III) and then to Rollins Drive.
This will be in place and enforced by Smith Security
on Thursday, Friday, Saturday and Sunday (Sept 25,
26, 27 & 28) between 1-8pm and also Thursday,
Friday, Saturday and Sunday ( Oct 2, 3, 4 & 5)
between 1-8pm.
ENTRANCE GATE HOURS
Due to the hours of the event from 1-8pm, the gates
will be reprogrammed to stay open until 10pm each
evening from September 25th to October 5th. We will
have Smith Security in the community each day and
each night.
PRIVATE RESIDENCE SIGNS
Each homeowner should of received a “Private
Residence” sign. Please place in your yard during
the event, so visitors are aware that your home is
occupied and is not available for viewing.
We apologize for any inconvenience
this may create for each of you. But we see this event
as positive marketing effort for Belvedere on Hamilton
Pool Road.

Update
Entry gate system problem. I apologize for any inconvenience
for the entry gate system malfunction. Autogate is
working on the problem on May 15, but it appears we
had an electrical malfunction, perhaps from the May
14 storms. Repairing the problem is our top priority.
Next HOA Board meeting. Our Belvedere HOA Board will
meet on May 20 2008 at 1pm at our amenity center.
Next ACC meeting. Our Belvedere ACC meeting will meet
on May 20 2008 at 3 PM. We plan to review a new home
plan for Belvedere III 82D.
Next MUD Board meeting. Our Belvedere MUD Board will
meet on May 20 2008 at 6 PM at our amenity center.

Effective
April 1 Belvedere MUD will be taking over the contract
for trash collection through TDS (Texas Disposal Systems).
Each resident will receive a 96 gallon rolling trash
container and 18 gallon recycle bin. All trash and
recycling should be left at curbside by 7 am on the
day of trash pickup and containers should be returned
to the garage or the approved enclosure the same day.
We are waiting on confirmation of the assigned Belvedere
trash pick up day and will post the day as soon as

require all homesite Improvements to be reviewed and
approved by the ACC committee before installation.

The Belvedere ACC Committee meets on the first and
third Tuesday of each month to review and consider
Improvements. We need to receive your requested ACC

update
Our Belvedere community made significant progress
in 2007, and we plan to continue with positive activities.
We encourage all Owners to attend our Belvedere Homeowners
Association (HOA) Annual Meeting on March 6 2008 from
6 PM to 8 PM at our Amenity Center.
HOA annual dues.
Enclosed with this update you will please find your
HOA Annual Dues invoice.
Deed restriction management. Your
HOA continues to manage and enforce the Belvedere
Covenants, Conditions and Restrictions (CCR’s)
with all community Owners and Builders. The CCR’s
apply to all Owners and Builders.
Some of our CCR provisions are:
1. A maximum of 9400 square feet of impervious cover
per homesite is allowed, unless the Architectural
Control Committee (ACC) approves an adjustment.
2. The ACC must approve any new home construction
or homesite Improvements before construction commencement.
3. A landscape plan must be approved by the ACC before
installation commencement.
4. Dark sky lighting design is required for all outside
lighting.
5. Oak wilt best management practices are required.
6. The ACC must approve any Trophy tree removal before
commencement.
We encourage all Owners and Builders to understand
and follow the Belvedere CCR’s. The CCR’s
are designed to enhance our community. Contact me
if you have CCR questions.
HOA amenities. Our primary HOA amenities
are:
1. Lazy river in final stage of completion.
2. 3900 lineal feet of Nature Trail System.
3. Playscape at the amenity center.
4. Two catch and release ponds stocked
5. 80 acres of Nature Preserve.
